Use our commercial property maintenance checklist template as a guide

Hello, commercial property owners! As you’ll know, there are certain maintenance checks that you need to conduct before you rent a property out to businesses and some that are required regularly. If you feel overwhelmed by it, don’t worry – it just means you need to get yourself organised with a commercial property maintenance checklist. Though the checks required do depend on the location, size, and type – i.e. a school or hospital, they generally fall under the following five categories:

Mandatory property maintenance checks for commercial property owners

1. Essential maintenance checks

This includes any appliances relating to the water, gas, electricity needed for your commercial property to be habitable, such as:

  • Heating/boilers
  • Water/plumbing
  • Cooling/air conditioning
  • Gas/large kitchen appliances 
  • And more.

2. Exterior property checks

Exterior checks are those conducted on anything you can see while standing outside your building, like windows & doors and guttering. They also include structural checks on the walls and foundations, but not the roof (this is a separate check). 

3. Interior property checks

Interior checks are the opposite – these are carried out on the inside of your property. Though, they do include the same kind of checks as the exterior, such as windows, doors, walls, and ceilings. 

4. Roof inspections

This is a crucial one! Roof inspections, or roof surveys, can help our specialists to foresee expensive (and sometimes dangerous) damages. Roof checks include:

  • Chimneys
  • Coverings 
  • Roof structure
  • Skylights 
  • Tiles
  • And more.

5. Safety checks

As the name suggests, these checks include anything that could jeopardise the safety of your property – such as gas leaks, electrical faults, and CO2 exposure. Safety checks are carried out less frequently than others; for example, an electrical maintenance check is recommended every 5-10 years.
