Use our starter checklist for landlords as a guide

Hello, landlords and rented property owners! As you’ll know, there are several safety and maintenance checks that need to be carried out before tenants can move into your property. If you’re feeling overwhelmed, don’t worry – we know there is a lot to remember. We’ve written a starter checklist for landlords, hopefully, you’ll find it useful as a starting point:

Essential safety & maintenance for rented properties

  1. Property Maintenance Checks

When you have a routine property maintenance check, a tradesperson will thoroughly inspect the property to identify any potential damages which might need repairing. Often, preventative measures are a lot cheaper than repairs and they will save your tenants being inconvenienced in the future. A tradesperson could identify anything from a cracked wall to a poorly installed boiler – so it’s worth arranging sooner rather than later.

2. Property Safety Checks

During a property safety check, a tradesperson will check any element of your maintenance that could pose a safety risk if left untreated, such as:

  • Boilers & carbon monoxide levels
  • Electrical works
  • Fire hazards & fire alarms
  • Gas checks
  • And more.

There are other tasks that ought to be completed before renting your property out – including:

  • Advertise the property
  • Acquire assets from tenants – such as references and deposits
  • Check you have landlord’s insurance and that it’s in date
  • Clean the property to a professional standard
  • Get an EPC (Energy Performance Certificate)
  • Write an inventory list

If you’ve got questions on any of the above tasks, let us know 01482 665106 and we’ll work hard to help.
